The UK’s only fully comprehensive stamp duty calculator
The HMRC SDLT Calculator unfortunately does not ask the comprehensive questions required for an accurate Stamp Duty calculation, resulting in over £2bn in overpayments per annum – fortunately, there is an easy solution.
In 2018, answering a query from the Times Newspaper, HMRC said that their online SDLT calculator was intended as ‘a guide’ rather than a final calculation. According to our own estimates, the calculator may be giving incorrect answers on as many as one in four cases.
The HMRC online calculator lacks many nuances to accurately conclude on the many variables inherent in an SDLT calculation. It asks only the basic questions and forgoes issue such as Multiple Dwellings Relief, Mixed-Use and various other reliefs and exemptions. There is no consideration for Higher Rate Additional Surcharge cases which consequently become a time consuming, manual task for a legal professional to interpret and implement.
Relying on such a calculator for accuracy, insurance and indemnity is a huge risk for a law firm with potential retrospective claims.
Thankfully, Compass takes the indemnity and risk away.
Compass have custom designed a dynamic calculator, asking only the essential questions to determine 100% accuracy 100% of the time. No more under or over payments.
