The purpose of this session is to explore the importance of property searches in a conveyancing transaction. I’ll be discussing how legal indemnity insurance can be used efficiently, and how we approach underwriting scenarios where up-to-date searches are unavailable.

By the end of this video, you will understand the purpose of searches and where they fit into the process of buying real estate. This will help you to understand how to effectively utilise insurance for a smoother, more efficient and timely deal.

Searches are a key part of the Due Diligence process. That process of gathering as much information as possible about a property before a conveyancer advises on the viability of a purchase.

Providing cover where search results are unavailable is one of the many forms of our area of insurance that isn’t the traditional idea of title insurance. But has evolved into our sphere where the issue has become a persistent problem.
