This course is designed to provide an introduction to residential leasehold property and residential property leases, including an examination of what you should and shouldn’t see in a residential lease.

You will learn about:

  • What is leasehold property and what is a lease
  • Leaseholder’s rights; what should you be looking out for and what do you need to make sure the leaseholder has the right to do
  • Landlord’s rights; what rights will a landlord have over the property
  • Leaseholder’s covenants and regulations; what can’t the leaseholder do, or what should they be complying with.
  • Landlord’s obligations; what should the landlord be responsible for doing, or not doing, under the provisions of the lease
  • Alienation Provisions; what a leaseholder might have to do before selling/transferring the property
  • Service Charges, service charge disputes and the First-tier Tribunal (Property Chamber)
  • Ground Rent including ground rent in new leases, escalating ground rents, lender’s requirements and the interaction with The Renters’ Rights Act 2025
  • LPE1 Leasehold Property Enquiries Form. What information does this form contain and what should you be looking out for.
  • Collective Enfranchisement; what does this mean
  • Unexpired Lease Terms and Extending Leases
  • Commonhold; what does this mean for the future of leaseholds?

Conveyancers who do not have any experience, or are less confident, with dealing with leasehold property.
